Overview

Why is this work relevant for Innovation?

The Beringar service model takes connected technology and makes it useful in an industry ripe for disruption. The way we work has been fundamentally changed by technology. But the way we use and plan our physical spaces hasn’t changed.

Beringar is at the forefront of a new kind of space management, with the most advanced all-in-one smart building sensor on the market today. The data that Beringar sensors collect is processed and analysed using machine learning technology to provide clients with actionable insights they can use to makes their spaces more productive, flexible and valuable.

Background

The way we work has been fundamentally changed by technology. But the way we use and plan our physical spaces hasn’t changed at all. Meaning our spaces often let us down, sitting unoccupied or over overcrowded, with environments that are negatively impacting our creativity and productivity.

We’re still trading spaces based on square metres and location, instead of using meaningful information about the quality of spaces where we live and work. Beringer sensors are designed to change that, giving people in shared spaces the information they need to create better working and living environments.

We designed and launched a sensor-as-service model in under under four months, including developing the original concept, manufacturing the product, building a new brand from scratch and launching to market.

Describe the idea

Our brief was to develop a brand identity and go-to-market proposition for Beringar connected sensors, design the prototype and launch this sensor-as-service model into the market.

The property industry has been slow to adopt new technology, so we had to design a business model for an audience that is not tech-savvy. Our brand system, product design and product interface use a visual language that brings data to life in an intuitive way—helping landlords and building occupants make better use of space and energy.

The Beringar Hex 1 Sensor is the first device to combine rich environmental data with accurate occupancy detection. The device is designed to help improve the productivity, flexibility and comfort of working environments in commercial, retail and industrial spaces.

It can be used to manage flexible working offices, improve space utilisation, optimise building systems, understand retail space use, improve safety and compliance management and manage insurance risk.

What were the key dates in the development process?

June 2017 developed early prototype in City Catapult with NHS pilot

Dec 2017 accepted onto IoT Venture program

Feb 2018 program began

May 2018 product manufactured and new brand rolled out

Dec 2018 signed partnership with British Land

Describe the innovation/technology

The Beringar Hex 1 Sensor is a multi-sensor device for smart building applications. It provides the most accurate and reliable people counting solution on the market and has been designed to provide up to 15 data points to help building owners, occupiers and users understand the performance of the space they use.

It has been engineered to ensure strict levels of privacy and confidentiality, with all data processed at the device prior to transmission.

Each device incorporates an edge-processed machine vision sensor that can detect and count people and objects within its field of view. No video or images are stored or transmitted on the device. The device can cover up to 50m2. This sensor is complemented by seven environmental sensors covering air quality, atmospherics, sound and light levels.

Features include:

Intelligent machine-vision based occupancy detection

Reporting the number and position of occupants

Machine learning based analytics and space productivity insights

Temperature, pressure, humidity measurement

eCO2 and VOC measurement

Ambient light measurement

Sound level measurement

BLE digital tag detection

LoRaWAN connectivity

Power over ethernet (PoE) or micro USB

Customer data dashboard

Configurable alerts

Secure API for data integration to client systems

Describe the expectations/outcome

After an initial production run, there are now more than 350 Beringar Hex 1 Sensors currently installed. There are 1,000 more ordered, and 2,000 installations expected by the end of 2019. The sensors have launched in the UK, Germany, and Lebanon, and will be launched soon in France, Belgium, Portugal, Norway, the USA, Russia, and Japan. Beringar has begun a partnership with British Land, one of the largest property development and investment companies in the United Kingdom.

Beringar is creating a new culture of connected spaces. Our sensor is a survey device, not a surveillance device. We’re here to encourage clever environments that enhance our lives. Beringar is that start of a three-step journey that will transform real estate for the 21st century:

Awareness: the building becomes aware of humans

Automation: the building takes care of humans

Autonomy: the building takes care of itself
